If you are trying to sell your house there are many areas that you need to attend to first. It may be that you can’t judge a book by it’s cover but first impressions are still HUGE. If you’re like me after you look at the same things, day in and day out, you stop really seeing it. Life takes over and you’re just trying to get out of the house on time completely dressed and teeth brushed. You may notice that you can’t seem to find anything in your closet, cabinets or drawers, but you fail to see just had frightening your it has become. After all, it’s you’re “stuff”, it can’t be all that frightening. But it is, to any potential buyer who comes in to look at your home. NO, they should not be opening up dresser drawers but YES, they will open you closet doors, they will open your kitchen and bathroom drawers and they will open cabinets and if they are stuffed full, your potential buyer is not only rolling their eyes but rolling their car out of your driveway and into someone else’ driveway .

Why do they care? If you can’t fit your stuff in your house, they won’t think that they will be able to fit their stuff in your house either. If you can’t seem to find a way to organize your things in this house, they won’t be able to see how they will be able to get there things organized either.

7 Tips for Saving Energy in the Laundry Room

Understanding your laundry room appliances is part of a smart plan to help you save energy in your home.

Good laundry room habits, including some occasional minor maintenance, can save energy and shave nearly $300 off your annual utility bills. That’s because you can curb the biggest energy culprit: the cost of heating water.

Washing machine

The bulk of a washing machine’s operating costs—around 90%, says Energy Star—go to replacing the hot water in the home’s hot water tank. Reduce the amount of hot water the appliance uses, and you’ll significantly shrink its associated utility bills. By washing fewer loads and doing those loads in cooler water, you can save around $200 per year.

1. Use cold water. Switching from hot wash to cold, according Michael Bluejay, also known as Mr. Electricity, who specializes in electricity savings, can shave up to $215 per year off your electric bill. If you have a high-efficiency washer or gas-fueled water heater, assume savings of about half that figure. Cold washes are generally as effective in getting clothes clean as hot.

2. Only wash full loads. Discounting the energy required to heat the water, it costs around $60 per year in electricity to run the washer, according to the U.S. Department of Energy. Because it takes just as much electricity to wash a small load as it does a full one, you’ll save money by only washing full loads. By reducing the number of overall loads by one-quarter, you can save $15 a year.

Clothes dryer

Because it’s essentially a “toaster with a fan,” says Amanda Korane of The American Council for an Energy-Efficient Economy, a nonprofit focused on advancing energy efficiency, the clothes dryer is a difficult appliance to make green. But that doesn’t mean there aren’t ways to lessen its impact on your utility bill to the tune of about $80 per year.

3. Spin it faster. Good dryer efficiency starts in the clothes washer. Setting the maximum spin speed in the washer will reduce the amount of time—and energy—it takes to get clothes dry. Many of today’s high-speed washer spin cycles can cut dry times by as much as half compared with older models. If an average electric clothes dryer costs about $80 per year to operate, according to the DOE, savings can approach the $40 mark.

4. Clean lint filter and exhaust. Dryers have to work harder and longer to dry clothes when air doesn’t freely flow. Cleaning the lint filter before every use and doing the same for the exhaust line once a year will help maintain maximum efficiency. Also, check that the duct hose is free from tight bends and obstructions. These small chores not only will save a few bucks per year, they will reduce the risk of fire.

5. Activate energy-saving features. If the dryer has an automated moisture-sensing device, use it. Setting the timer can cause the dryer to run longer than necessary. But a moisture sensor will automatically shut off the machine when it senses clothes are dry. This feature can save $8 to $12 a year.

6. Dry like with like. Lighter items, such as T-shirts and blouses, dry much quicker than heavy items like towels and blankets. Therefore, when these items are combined in the same load, some of the clothes continue to tumble long after they’re dry. This extends the dry time of the bulkier items, in turn wasting a few bucks every month.

7. Skip it. Every load in the dryer costs around $0.35, according to Bluejay. Hanging clothing to dry on a line outside or rack inside costs nothing. Racks run about $25 to $90 at online retailers. So, by giving the dryer a break even occasionally, savings can add up. Not only will the practice reduce utility bills, it will help extend the life of both the clothes and the appliance.

Now is a Good Time to Organize Manuals, Policies and Warranties to Reduce Clutter

Keeping your paperwork organized has obvious benefits. After all, who wants to look at unruly stacks of bills that could instead be stored neatly out of sight?

But having a place for everything isn't just about aesthetics. Being disorganized can create extra work and subject you to late fees. The following strategies will help you bring order to your receipts, bills, and statements.

Centralizing

Leaving things scattered around the house is a surefire way to lose them, which is the reason financial experts recommend creating a command center. Ideally, this area -- whether a desk or another dedicated work space -- should encompass an ample surface, a computer, in-boxes for unpaid bills, files for long-term storage, a paper shredder, and office supplies. Other essentials include a comfortable chair and an appealing setting, because if you don't want to sit there, chances are you won't want to work there.

Navigating Bills

There are two phases of dealing with bills: paying and storing. If you're able to submit payment the moment you receive a bill, the first isn't an issue. However, most people must coordinate due dates with their pay dates. The most straightforward approach is to label two in-boxes with the dates of upcoming paychecks. As soon as you open a bill, put it in the appropriate box.

To keep track of bills after they've been paid, store them in file boxes or accordion file folders, organized by month rather than by type of bill. "People go file crazy, having separate folders for their cable bills, electricity bills, etc.," says Barry Izsak, former president of the National Association of Professional Organizers. "Its not necessary."

Reducing Receipts

The deluge of receipts acquired each week can be overwhelming. "One of the things that causes chaos is that people don't know what they need, so they save everything," says Julie Morgenstern, author of "Organizing from the Inside Out." You can, however, get rid of many of these receipts immediately rather than stuffing them into your purse, wallet, or desk drawer. Morgenstern recommends creating an "automatic-toss list," including receipts for groceries and other everyday, non-tax-deductible items. You can save the ones you need to hold on to -- for appliances, medical expenses, and home improvements -- in a separate accordion file, also organized by month. To minimize paper clutter further, consider scanning your receipts and saving them digitally.

Saving Selectively

The beauty of a 12-month filing system is that at the end of the year, you can simply mark the year on the box or the file, and place it on a shelf.

There are, however, a few documents that should be stored separately -- and indefinitely -- including medical bills and claims, tax returns, investment records (such as year-end statements for retirement accounts), anything pertaining to property and valuables (including mortgage contracts and assessments), and legal documents (such as wills and those pertaining to estate planning). Make copies of these and other irreplaceable documents, including deeds, titles, stock and bond certificates, and certificates of deposit, and store the originals in a fire-resistant safe or a safe-deposit box.

Maintaining Order

After you set up your new approach, dedicate some time to its upkeep every week. "The best system in the world won't work if you don't stick to it," Izsak says. Aside from proper and frequent filing, perhaps the most important ongoing chore is purging unnecessary and obsolete paperwork. A good way to manage what comes into your home is to open your mail near a shredder or a recycling bin, so you can discard instantly anything you don't need to retain.

Document-Retention Guidelines

The rules for record retention vary depending on whom you consult. If you have the space, it's better to err on the side of caution.

Auto Records - While Active: Keep these for as long as you own the vehicle. Hold on to sales-transaction data for six years after the car is sold or traded.

Insurance Policies - While Active: After you receive the updated policy, shred the old one.

Warranties and Contracts - While Active: Toss them as soon as they expire.

Paid Bills - While Active: After you receive a canceled check or a credit or bank statement, most bills and receipts can be shredded. For insured purchases, keep paperwork as long as you own the item.

Paycheck Stubs - One Year: Hold on to these until you've checked that the W-2 from your employer is correct.

Quarterly Investment Records - One Year: After you confirm that your annual statement accurately reflects your quarterlies, shred the latter.

Credit Card and Bank Statements - Seven Years: These can serve as proof if you file an insurance claim and as backup for tax documentation.

Receipts and Documentation for Tax-Deductible Purchases - Indefinitely: The Internal Revenue Service can go back at least three years if good-faith errors are suspected, and indefinitely if it believes you have underreported your income by more than 25 percent.

Tax Returns - Indefinitely: These are useful references for checking income or medical claims from a particular year.

House-Related Records - Indefinitely: Save documents pertaining to closings, deeds, assessments, and home-improvement expenses.

Most IRA Contributions - Indefinitely: Keep these in case you need to prove that you already paid taxes on this income.

Annual Investment Statements - Indefinitely: Retain these until you sell the securities. Keep the record of that transaction indefinitely.

REDUCING PAPER CLUTTER:

Going Paperless

One way to minimize clutter is to eliminate paperwork.

Home Computer

Sign up for online banking and bill paying, saving statements to the hard drive. You can also use a computer to save scanned documents.

Scanner

Turn paper documents, such as receipts, bills, and statements, into digital files with a scanner. Even an inexpensive one can achieve a resolution that's good enough for files that need to be archived.

External Hard Drive

Set up one to synchronize with your computer often, and back up your documents regularly. Look for an external hard drive that has twice the capacity of your computer's hard drive.

Compact Discs

Transfer files (at least one year old) to CDs for long-term storage, and keep the discs in jewel boxes for protection. CDs labeled "archival" are less susceptible to damage.

Get your home ready for the market place

Often the first step in selling your home is making sure it’s ready for the market in the first place. Some sellers rush a home onto the market without properly preparing it for the public. By considering early on improvements that you may need to make, you can save yourself future headaches.

The amount and kind of work that you should do depends largely on the price you intend to ask, the time you have to sell, and the current condition of the house. If your house is in good condition and you’re pressed for time, do the small things that can make a big cosmetic difference. New paint, re-grouted tile in the bathroom and kitchen, new carpet in the major traffic areas-these are the kinds of things that can be relatively inexpensive for you yet important to potential buyers.

As far as major projects are concerned, avoid making improvements that may come down to a matter of taste. For instance, most buyers will appreciate newly tiled bathroom floors or brand new professional roofing, but not all buyers will be swayed by an expensive swimming pool in the back yard. Make sure that the investment in time and money you make for any project will be recouped in the sale of your house.

How to make your relocation smooth

If you're in the early stages of relocating to a new community you probably have many questions. It can be hard to know where to begin. That's why I've compiled a short list of tips that can help you remember key steps to a successful relocation.

Tip#1: Start Early
While time constraints are often beyond your control, it's critical to get the ball rolling as soon as you become aware of the future move. If you currently own a home, you should begin the selling process. If renting, you need to check with your landlord regarding the status of your lease and potential penalties you may incur by moving. And of course you will need to look for a home in your new city. If pressed for time it might be more appropriate to search for a rental before committing to the purchase of a home. A trained real estate professional can be of great assistance in all of these areas.
Tip#2: Clear Clutter
Arrange a garage sale, give unwanted items to friends, or donate them to charity. Start organizing for your move and purchase boxes and other moving supplies.
Tip#3: Details, Details, Details
File change of address forms and make the necessary arrangements for your children at school. Call all your utility companies and schedule the cancellation of service for at least 1-2 days after your planned move date. Remember, many utility companies will charge you an extra billing cycle if not given enough notice.
Tip#4: Pick the Right Moving Company
Decide how much involvement you need from your moving company (packing, unpacking, etc.) and investigate moving companies. Your real estate agent can provide suggestions. Get a full estimate and ask the moving company representative any questions you may have. Consider the benefits of moving insurance and check with your insurance provider to see what protection they recommend.
Tip#5: Don't Forget the Kids
Moving can be very hard on your children, but there are steps you can take to help alleviate your children's fears. Communicate with them as to exactly what's going on, and get them involved in the moving process and the search for a new home. If they have a favorite toy, pack it last.
Tip#6: Moving Your Pet
Maintain your pet's daily routine until the day of the move. Take your pet for a routine veterinary appointment and obtain all necessary records. Moving by car is the least upsetting for the animal, but if flying is the only option be sure to plan early. Space for pets on commercial airliners is often limited. You may wish to consider a pet transportation service, which can greatly help your pet with the transition.
Tip#7: What About Your Car(s)?
Your moving company may be able to accommodate your car, but it can be costly given the fact that most general moving companies charge based on gross weight. There are companies that specialize in car shipping. Other services can have your car driven to its destination. Check with your auto insurance company about coverage during transport.

Tip#8: Get Settled
Make a move-in shopping list, check all smoke and security alarms, set up utilities, and start unpacking!

Easy do-it-yourself repairs for homeowners

The best way to cut down on the potentially high cost of home maintenance is to tackle the simple jobs on your own. Here are some basic repairs that you should be able to handle without too much difficulty:

Plugged Sinks- Pull out and clean the sink stopper. If the problem persists, turn off the water supply under the sink before removing and clearing the trap (the curved section of drainpipe under the sink). Avoid using chemicals if you suspect a serious blockage.
Plugged Toilet- The first resort is the tried and true toilet plunger. If that doesn’t work, use a plumber’s snake to clear the pipe.
Electrical Failure- Check the circuit breaker to see if the circuit has been tripped to the off position. You may need to replace a blown fuse (replacement fuses usually cost less than $5).
Leaky faucet- Shut off the water under the sink and replace the washer on the faucet. If the dripping persists, you may need a new faucet unit.
Damp basement- Make sure that gutters extend away from the house and that the earth is graded away from the walls. A dehumidifier can help dry the air, but you may need to call a professional if you find cracks in the foundation.
Damaged caulking- Crumbling caulk around tiles, windows and doors needs to be replaced periodically. Caulking guns and caulk run about $20 total and are easy to use.
Gouges or holes in walls or woodwork- Holes in plaster walls and drywall are easily fixed with plaster patching compound or spackling compound, respectively. Holes in woodwork should be filled with wood putty and sanded lightly. Refinishing may be necessary.

You can simply search for houses in a certain area and price range, or you can look for houses that fit your specific style. If you know you want a brick house with gas heat and a garage, you can get the results you’re looking for. Most real estate websites don’t offer that degree of choice.

By signing up with the Property Research Center, which is free, you have access to features that will help you find and organize the listings that best fit your needs:

Saved Searches allow you to preserve your searches for reference at a later time. You can easily maintain lists of properties that match your criteria without having to re-enter any information, and there is no limit to the number of searches you can save.
The Favorites Folder allows you to save the individual listings that you find appealing. You can save favorites from different searches into sub-folders, giving you the power to organize your favorite listings however you see fit. This is a great way to put in order those specific listings that interest you most. Again, you may save as many favorites as you wish.
With the New Listing Notification service, you can be updated via e-mail as to new listings that match the criteria of any saved search. There is no need to check back for updates to your searches. All you have to do is decide whether you want daily, weekly, or bi-weekly notifications of the most recent listings.

Creating Your Very Own “Man Cave”

It wasn’t so long ago that many men chose the garage as a place of personal sanctuary-at-home, regardless of their interest in anything automotive. Often cramped and dimly lit, these makeshift hideaways were the stuff of folding-table poker and football games on the spare TV. Today the need for guys to carve out their own space at home is more widely acknowledged. As a result, more and more homeowners are converting their finished basements, attic spaces or spare rooms into masculine refuges. With a little bit of planning (and some savvy negotiation with the lady of the house), you too can create your own customized “man cave”.

The Many Styles of Dude Dens

While man caves often revolve around the time-honored rite of male bonding that is spectator sports, there is no single blueprint to a successful male refuge. Some guys turn their basements into full scale game rooms where pool, air hockey and arcade games rule the day. Movie buffs have been known to turn spare rooms into home theaters replete with surround sound and recliners on stadium risers. And a good many men aim to convert their extra space at home into their very own pub, outfitted in their own image. </span>

Getting Started

The last thing you want is a room overly crammed full of anything and everything you can jam into it. Before you begin, start thinking exactly what kind of activities you want to plan around. Is your main goal to have a perfect place to watch the big game? Looking for a permanent home to poker night? Perhaps you want a place to work out in comfort, or even a workshop space. By figuring out the focus of your man cave, you’ll be able to tailor furniture, décor and space to match.

It may help to pick one element (home theater system, a pool table, jukebox, etc.) as both the centerpiece and inspiration for your man cave.

Space it Out

Carefully measure all dimensions of the space you have available, and do the same when considering the purchase of any furniture, hardware or stand-alone game systems. Maintain open walking paths throughout the room. If you’re centering the room around a home theater system, keep in mind that you’ll want to keep clear sightlines for the main seating areas in the room.

Durable Materials

Chances are your man sanctuary is going to go through its share of bumps, spills and accidents during game days, poker parties and guy’s nights. Choose granite, sturdy laminate or durable wood surfaces for bar countertops, end tables and coffee tables. Pick thicker commercial-grade carpet to withstand tough treatment, and stick with darker colors that won’t show every little spill. Thicker carpeting also helps with soundproofing, which will help keep the rest of the household happy.

Essentials

Most man caves will in some way involve three key elements – comfortable seating, a big TV and refreshments just a few steps away.

Seating – Wrap-around couches are a great way to welcome your buddies in style. And there’s no going wrong with the classic man cave throne: the recliner.

Theater-Style TV’s – Large flat screen televisions have become much more affordable in recent years, and with the expansion of HD sports broadcasts, blue ray and high def gaming systems, the technology is tailor-made for a guy’s paradise.

Beverages – With refreshments nearby, you won’t be forced to step away from the big game or fold that hand just to get another beverage or grab some more snacks. If you’re not able to swing a full enclosed bar, you can purchase smaller portable bars in a variety of styles, or just go with shelving or built-in cabinets to store snacks. Either way, you’ll absolutely want to include a small refrigerator in the plans.

Foreclosure Freeze: What Does it Mean for Homeowners that are in or near to Foreclosure?

You may have heard that Bank of America, Ally Financial (formerly GMAC), and JPMorgan Chase have all temporarily suspended foreclosure proceedings to investigate possible problems with mortgage documentation being executed correctly. Bank of America had temporary frozen foreclosures in all 50 states, but recently announced they will move forward in the 23 states that resolve foreclosures through their judicial systems. Ally and Chase have continued to halt proceedings in these states.
